Kingstowne Center Ph I & II

Mid-High Rise, Apartments/Condominiums, Retail, Parking Garage

Architectural Description

Designed in two phases (Phase I and Phase II), this project includes two, 9-story high-rise residential buildings, each surrounding its own 7-story precast parking garage. Each building includes roughly 7,500sf of interior amenity space. Phase 1 also includes 4,500sf of a cold dark shell for retail.

Structural Description

The majority of the building structure for both buildings will consist of cold formed metal framing and a Hambro composite floor system with a few isolated areas of CIP transfer slab over the retail and amenity space. Foundations will be conventional reinforced concrete spread footings supported on "improved" soils. Concrete shaft cores are used as shear walls in lieu of CFS flat strap braced frames.

There will be (1) seven story precast garage for each Phase of the building. Our scope was to design the foundations for these precast garages for the loads provided by the precaster. Conventional spread footings were used here.
