Fairfax Corner Apartments

Mid-High Rise, Mixed-Use

Architectural Description

This project consists of a 9-story cold-formed steel framed bearing wall residential building over three levels of above grade parking and one buried level of parking.  Buildings consists of 228 residential units and 330 parking spaces. Part of Level 12 (uppermost level) includes an open space amenity area with an exterior terrace. Amenities include a fitness center, a lounge, and conference rooms.

Structural Description

Residential levels are framed using light weight concrete over non-proprietary composite metal deck that span between cold-formed steel (CFS) bearing walls. The roof of the level 12 amenity area is framed with roof metal deck bearing on bar joists and steel framing. The lateral system of the residential levels is CFS cross bracing. Below the podium level, cast in place concrete shear walls were utilized. The podium at level 4 and the above grade parking levels below this level consist of two-way post-tensioned flat plate construction. To protect an existing rubble wall adjacent to south side of the building, a Ductile Iron Pile foundation was used to support the south basement wall.
