Architectural Description

Phase 2:

Phase 2 will consist of Building 2 with two separate sections (2A/2B) connected by underground parking.  The building comprises of 5 levels of Type 3A construction over 2 levels of Type I residential, retail, and amenity space, all over 2 levels of buried parking. The residential part of the building is split into buildings 2A and 2B.

Building 2A consists of 5-story wood-framed (IIIA construction type) building atop a 2-level concrete podium (IA construction type) for a total of 7 stories and approximately 181,000 SF with 160 units. The ground floors will include residential lobby, approximately 7,000 square feet of residential amenities, approximately 10,000 SF of retail, loading docks and service spaces for both retail and residential uses.  The second floor will have approximately 2,000 square feet of residential amenities. A swimming pool and a landscaped plaza will be located on top of the podium at the second floor. Parking for approximately 246 cars is provided on the ground level below the podium, and in a 2 level below ground parking that extends below both buildings.

Building 2B consists of 5-story wood-framed (IIIA construction type) building atop a 1-level concrete podium (IA construction type) for a total of 6 stories and approximately 102,000 SF with 100 units. The ground floors will include residential lobby, residential units, approximately 2,000 square feet of residential amenities, loading docks and service spaces. Parking provided as described above for building 2A.

PHASE 3:

The site for Phase 3 is bounded by North Fayette Street to the east, WMATA and CSX rail tracks to the west and First Street to the south. The building is separated in two buildings (3A and 3B).  The total gross square footage will be approximately 326,000 SF for approximately 375 units. The building will be comprised of 5 levels of Type 3-A construction over 2-levels of Type-I residential, retail, and amenity space, all over 2-levels of buried parking.  Unit types for Phase 3 will be similar to Phase 2 for a total of 20-unit types. 

Building 3A consists of a 5-story wood-framed (III-A construction type) building atop a 2-level concrete podium (IA construction type) for a total of 7 stories and approximately 158,000 SF for approximately 158 units. The ground floors will include residential lobby, residential units, approximately 7,000 square feet of residential amenities, approximately 2,000 SF of retail, loading docks and service spaces for both retail and residential uses. Parking for approximately 360 cars is provided in a 2 level below ground parking that extends below both buildings.  Total parking area is approximately 137,800sf.

Building 3B consists of a 5-story wood-framed (IIIA construction type) building atop a 2-level concrete podium (IA construction type) for a total of 7 stories and approximately 168,000 SF for approximately 220 units. The ground floors will include residential lobby, residential units, approximately 3,500 square feet of residential amenities, loading docks and service spaces. A swimming pool and a landscaped plaza will be located a ground level on top of the below grade parking. Parking provided as described above for building 3A.

Structural Description

Construction for the framed units in Building 2A, 2B, 3A and 3B is anticipated to consist of prefabricated wood roof and floor trusses supported on 2x bearing walls.  The upper residential levels will all be of Type 3A construction and will utilize 2-hour rated, non-combustible, exterior bearing walls.  There are a number of setbacks, and outdoor terraces within the wood framed portion of the buildings.  These areas will be required to meet the rating and combustibility requirements.  The midlevel garage slabs and the first floor slab will be conventionally reinforced concrete slabs. The second and third floor slabs will be post tensioned concrete slabs. The garage walls, columns, foundations, and slab on grade will also be created from conventionally reinforced concrete. Courtyard areas will be created from a slab fold in the elevated podium to drop the level of the podium below the level of the units.
