Architectural Description

Avenue Grand is a 324-unit apartment community adjacent to The Avenue at White Marsh, Giant, Ikea, numerous other restaurants and shops, and is just minutes from I-95 and I-695. The project consists of four, five-story, Type 3A wood-framed residential buildings, each containing 81 units. There is also a one-story standalone clubhouse and seven standalone garages. The community boasts a five-star clubhouse, saltwater swimming pool, detached garages and fitness center. Amenities for each of the residential buildings include a boutique-hotel style lobby, resident storage space, a bike room and pet spa.

Structural Description

The residential buildings, the clubhouse and the standalone garages are all framed with prefabricated open-web wood roof and floor trusses supported on 2x6 and 2x4 exterior and interior bearing walls. The five-story buildings are of Type 3A construction with 2-hour fire-rated, non-combustible, exterior walls. Notable aspects of this project include CMU bearing/shear walls at the utility areas on the first floor, steel-framed entry canopies and varied roof parapet conditions with overhangs supported by prefabricated cornice bracket truss components.
