Architectural Description

The Residences at UTC in Sarasota, Florida, is a 262-unit apartment building. The lower level of the building will contain approximately 20,000sf of indoor amenities and leasing space. The lowest level of the parking garage will contain support spaces such as loading, maintenance, bike storage, utility rooms etc.  There are two interior courtyards, one of which will contain a pool with a pavilion space.  The location provides ample shopping and dining opportunities and access to Nathan Benderson Park, offering residents a downtown feel in a suburban area.

Structural Description

The project consists of a 4-story residential, Type 5A construction, building wrapped around a 4-level precast parking garage. The foundation consists of conventional spread concrete footings. The first level is cast in place slab on grade level with a mix of amenity and residential space. The amenity space is capped with a post-tensioned transfer deck that supports three stories wood framing above. The residential units will be constructed of prefabricated wood floor and roof trusses and 2x bearing walls. Deeper trusses will be used at the first level to maintain consistent ceiling height in the units, while preserving height at the amenity spaces.
